HOW MUCH DOES A DEED COST AND HOW MUCH IS IT WORTH?

The price and the value of a deed are not equivalent terms, since their setting depends on totally different parameters. As we have already repeated on many occasions throughout the deliveries of this blog and the web pages, the price of a deed depends on the application of the rules that regulate the Notaries' tariff, which is from the year 1989, with successive modifications, always downward. Therefore, the price of a deed, in theory, is the same for all notaries in any town in Spain, and although it is true that there may be certain price differences, it is normal that they are insignificant, as long as there are a correct application of that tariff.

But the price of writing is very different from the value it can have. How is that value measured? In my opinion, it has all the complexity of the valuation of intangible elements, but even so, I believe that an effort can be made, in its quantification, which could be in the sum of the cost of the problems that it solves, and the cost of the problems and future expenses that you avoid.

 That value of the deed does not depend on the application of the notarial fee, but on the way of working of each notary. And from this point of view, each writing has a different value, since there may be writings that do not contribute anything, or that are nothing more than a source of future problems.

    1. What you need to do is a new construction declaration deed, which does not need to be finished. For this, the license from the town hall, the architect's project and a certificate from the architect are required, stating if the construction is finished. Some additional requirements may be necessary, depending on where the farm is located. The cost would be the AJD tax, which may vary by CC AA, but will be approximately 1.5% of the value of the work, and on the other hand the cost of writing and registration, which will depend on the value of the work,

    1. On this website we do not intend to provide an estimate service. On the other hand, I don't understand the concept of the best option for you, if you know your interests. From what I intuit, anyway, it is to pay cash. If the seller can't make the mortgage payment without your money, hold the price and pay the mortgage.

  3. Hello, 13 years ago, we bought an old house, to tear it down and make a new house, we made a private purchase-sale contract. We built, with permission, project, and completion of work, when trying to notarize it, it was not possible, we had to increase the capacity, there were fewer meters than the real ones, and it was not segregated from the entire property.
    In the end, all this is solved and the purchase-sale contract is made public, with the corresponding fine.
    My question is the following, the price of this deed, as a purchase_sale of the old house, and then I have to notarize the new one, as a project. Contributions come to us in our name, like a new house.
